What is a Conservation Area?
Conservation areas exist throughout the whole of the United Kingdom and are considered to be places of great interest to the architectural history of the country. Most conservation areas are home to dozens or more buildings, some dating back to before the 16th century. Today there are around 9,080 conservation areas in the United Kingdom, typically designated by your Local Authority, and you may live in one of them.
Conservation areas exist to help enhance, protect, and promote the history of architecture in the United Kingdom and each area is designated as such for its own special features, style, or interest to history and the people. Some conservation areas even have ties to historic events, making them time capsules for the past.
If you live in a conservation area it is important to note that your home and landscape are protected against serious alteration, including cutting down trees and demolishing buildings. If your area adheres to an Article 4 Direction, you may also be required to obtain planning permission to change windows and doors, because these items are known to have immense historic value.
Am I allowed to repair or replace my windows?
If you live in a conservation area, there are typically few rules that keep you from maintaining your property, but some projects, like major repairs, overhauls, or replacement of your windows, can cause detriment to the historic value of your home and you may need planning permission from the Local Authority to continue.
For example, those who own maisonettes that are located above commercial and as a part of commercial properties, do not have the right to make changes without planning permission. The same is true for those property owners living in converted buildings. Because rules may vary from conservation area to conservation area and on the basis of your home’s historic value, it is advisable to always contact the Local Authority for planning permission before starting any project.
